Monticello is a lake town as much as a river town, with the Tippecanoe running between Lake Shafer and Lake Freeman, and a lot of the houses we see sit close to the water. Some were built for summers and are lived in all year now, which usually shows up as a thin attic and cold floors over the crawl space.
In town, the older houses are drafty the way older houses tend to be, with gaps at the attic hatch, around pipes and under old can lights. On a lake house, the first place I look is the crawl space, because damp air down there works its way up into the house, and new insulation won't fix that until the moisture is handled.
